"Every assignment or transfer of any bond, obligation or any other contract for the conveyance of real estate, on the payment of money, or the fulfillment of any other condition in the same specified, shall be signed by the party making it and witnessed. And no such assignment or transfer shall be good and effectual against attaching creditors, or any person other than the assignor, his heirs and devisees, or persons having actual notice thereof, unless the same assignment, together with the instrument or writing so assigned, shall be recorded in the registry of deeds office in the county where such real estate lies, in the same manner as of deeds."--Page 1-2.
